Why Get a Home Warranty?

      Even though the number of home warranties being purchased when buying a residence has increased each year.   There are still numereous home buyers as well as sellers, who know nothing about home warranties.

1). A home warranty is a residential service repair agreement and/or replacement which covers such items as appliances, electrical and some plumbing.

2).  A home warranty offers a level of home owner protection for many items such as hot water heater, furnance, air conditioning, limited plumbing,etc.

3).  Old Republic and 2-10 Home Warranty are two of the most recognized programs.  

4). Under a home warranty program you call the company that issued the home warranty and they will call their certified repairperson for that particular problem.  You do not call the repair person yourself.

You can easily find out about any home warranty by going on line and enter Old Republic or 2-10 HOME WARRANTY.

Tired of renting, then check out this home!

SHOULD I BUY A HOME NOW OR SHOULD I WAIT

    As a Realtor, who is also a Broker/Manager; I hear this question a lot in today's economic conditions.   There is no simple answer to such a question as do I buy now or should I wait.  It really depends on your situation, such as employment, credit score, and ability to purchase a home. 

    Just looking at the current interest rates (which are some of the lowest in years), current home buyer tax credit of up to $8,000 for first time home buyers and the $6,500 tax credit for those home owners who have lived in their current primary residence for five consecutive years out of the last eight years,  plus the lower priced homes.  I'd say it is an ideal time.

The $6500 tax credit for homeowners buying a new home!

The new $6500 tax`credit for current homeowners who are buying a home.  One question several individual have asked is do I have to sell my current home.  The answer is NO you do not have to sell your current home.  However, the home you purchase must become your primary residence.  You could rent out your previous home, but you must make your new purchase your primary residence.

Another question is how long do I have to have owned my current home in order to qualify for the new $6500 tax`credit?   Answer is you must have lived in your home five out of the last eight years.

DESPITE FEARS EXPRESSED BUY THE NATIONAL NEWS MEDIA, IT IS A GREAT TIME TO PURCHASE A HOME.  THE FIRST-TIME HOMEBUYER TAX CREDIT HAS BEEN EXTENDED, ALSO EXPANDED TO INCLUDE ANYONE WHO HAS OWNED THEIR HOME FOR FIVE OUT OF THE LAST EIGHT YEARS.  THIS EXPANSION GIVES A TAX CREDIT UP TO $6,500 TO THE HOMEOWNER WHO IS PURCHASING A NEW HOME.

     Both the House and Senate, have passed a bill which expands and extends the tax credit for homebuyers.  The bill will be sent to the President for his signature.   When signed, below is information on the tax credit.

Possible extension of first time homebuyers

The news from our legislators is that they are going to extend the first time homebuyers tax credit until March 2010.  News items indicate they might extend the tax credit to current homeowner's who have lived in their home the last five years.  

We will wait and see exactly what is approved by our politicians.
